Anjani Mehra appeals from a summary judgment dismissing his claims contesting the validity of an amendment to the Bay Watch Condominium Association’s declaration and bylaws. The circuit court concluded that claim preclusion applied and granted summary judgment in favor of the Association, Stephen Radue, and Patrea Radue. Mehra contends that the doctrine of claim preclusion is inapplicable.

We disagree and affirm the judgment.
